Polyurea is a flexible, fast-curing coating that outperforms standard epoxy as a topcoat — it's UV stable (won't yellow in sunlight), more impact-resistant, and handles the thermal expansion of concrete better than rigid epoxy systems. We use polyurea as the final layer on most of our garage floor coating systems in Shelby County.
Why Polyurea as a Topcoat
Pure epoxy systems turn yellow over time when exposed to UV light — a common issue in garages with windows or translucent panels. Polyurea is UV-stable and holds its color. Polyurea also cures faster (walkable in hours), is more flexible under impact, and has excellent resistance to hot tire contact — one of the most common failure modes for thin epoxy coatings.
Full Polyurea Systems vs. Epoxy Base / Polyurea Top
A full polyurea system (polyurea base and topcoat, no epoxy) cures faster and can be completed in a single day, but costs more. An epoxy base / polyurea topcoat system provides excellent performance at a better price point and is the configuration we install in most residential projects. We'll recommend the right system for your timeline and budget.
